Envirosearch Residential Report

Envirosearch Residential report highlights the issues of contaminated land and provides a professional conclusion which removes the burden of interpretation. The report has been designed to satisfy the concerns raised by the Law Society Contaminated Land Warning Card.

Flood - Envirosearch now includes a full flood assessment which removes the requirement to order a Landmark Flood follow on report. You will now receive a “Passed” or “Further Action” outcome, with a breakdown of risk per peril (River, Coastal, Surface, Groundwater). You will also benefit from the Landmark insurance outcome statement which determined if insurance will be available at standard terms. 

Climate – At the 2024 Law Society Property Conference it was announced that if the consultation goes well, January 2025 is the target for when their practise note is due to be released. Having Climate in Envirosearch as standard now means that it is easier to be informed of these hazards. 

Coal – Envirosearch now includes a market first coal alert assessment. These reports now come with a Certification that, in cases of ‘No’ or ‘Low’ coal mining related risk, a Coal report is not required. Therefore, if a property is located within a coal mining-affected area but no relevant record of mining activity is present, the report will confirm that there is no need to order a coal report and certify the accuracy of this statement. We can do this as the certification is based upon a unique dataset available only to Landmark. This Certification, is supported by £1 million indemnity insurance, providing assurance and coverage against loss through inaccuracy. This is a market-first feature, ensuring you/your clients are protected while reducing the need for additional searches. This innovation significantly reduces the occurrence of false positives, which means fewer unnecessary alerts and a reduction in the number of occasions when a follow-on coal report is required.

Ground Stability – Envirosearch now includes a full assessment which removes the requirement to order a Homecheck Mining & Subsidence report (which has been retired).

Energy & Infrastructure – Envirosearch now includes a full assessment which removes the requirement to order a SiteSolutions Energy & Infrastructure report.
